Complex in its planning issues, this massive remodel/addition required the second floor to be built as a bridge on top of the existing structure. Its setbacks conform to the 100-year setback from the edge of the cliff and the required front yard setback of 20 feet. This has created some interesting spaces. The 11-foot-plus Italian sliding doors allow for a connection to the outdoors, and the existing roof was raised and replaced with a roof deck, allowing for a spacious entertainment space from the second-floor primary suite level.
